A Corporate Office That Balances Duality and Coherence

Situated within the One BKC building in Mumbai, the new offices for Kotak Mahindra Bank unite two distinct business divisions under one umbrella. While both divisions operate independently, the brief called for a workspace that retains its own spatial and functional identity alongside shared coherence. The visual identity for the space shifts from conventional branding, reorienting the focus towards the workforce and placing people at the core of the spatial narrative.

Spatial planning responds to the requirements typical of a banking office, with cabin-heavy layouts, enhanced HVAC systems, and calibrated daylight integration for defined work neighbourhoods. Reception areas, acoustic boardrooms, and employee-focused graphics further shape a workplace that is both functional and quietly expressive.

Interspersed within this framework are breakout and collaboration zones conceived as shared spatial thresholds, which are fluid, informal environments that dissolve boundaries between each division. These spaces act as the connective tissue within the workplace, shaping interaction across teams. Other shared amenities, such as the cafeteria and washrooms, are planned as common anchors, linked through clearly articulated circulation paths.

The material language is warm, restrained, and globally aligned, avoiding overt branding in favour of subtle sophistication. The primary palette is composed of beige and grey tones. Use of natural stone and fabric finishes creates a calm and cohesive backdrop. Secondary elements introduce wood accents and layered textures, particularly in premium zones, adding warmth and depth. Acoustic performance is integrated through fabric panels and sound-treated surfaces, especially in boardrooms and cabins.

Sustainability is addressed through efficient spatial planning and building systems, including optimised HVAC requirements and maximised daylight integration across work areas. Material choices prioritise durability and long-term performance, ensuring reduced maintenance and lifecycle impact. The planning also supports future expansion and adaptability, making the workspace responsive to evolving organisational needs.
